All structures in the Project have been designed to be resistant to 1st degree earthquakes in accordance with TS500, TS498, and the new earthquake regulations. Higt-competence C30 reinforced concrete will be used in the foundations and upper structures, while ribbed steel S420 has been selected for reinforcement. All the buildings will be constructed upon a raft foundation.
Autuclaved aerated concrete Wall blocks will be used in the exterior walls of the structure. Furthermore, on all exterior surfaces heat insulation will be provided through the use of rock wool between the facade cladding and walls. Aqua panels, which are resistant to humidity, will be used in wet areas.
Wall surfaces will have 1st class decorative paint, timber, natural stone, and tiling acoording to the project and location.
In the living areas, suspended ceilings will be fittid using 1st class timber cladding on a steel proile framework. All other suspended ceilings will be constructed using gypsum board ceiling with a plaster and paint finish. Plaster and paint on humidity-resistant plaster will be used in wet areas.
Floor surfaces will have parquet, natural stone and tiling depending on the project and location.
Joinery and Windowpanes
1st class imported aluminium joinery will be used on exterior surfaces. Fort he living areas, import-brand window-frames with low heat transfer and high shading coefficiencies as a minimum have been selected. All the windowpanes and glass balustrades used in the project will be laminated and/or tempered.
The interior staircases will have a steel structure surfaces with 1st class timber. The staircases balustrades have been designed to be tempered glass or steel bars depending on the type of villa.
The entrance doors to the villa have been designed as pivot glass doors. The interior doors will have 1st class timber surfaces, lacquer paint or glass.
Imported 1st class kitchen cabinets as shown in the designs will be used. Fort he kitchen appliances, 1st class built-in products will be selected and the kitchens will be delivered with these products included.
The bathrooms will have 1st class natural stone flooring and Wall surfaces, and in some types there will be timber partitions and/or decorative cladding elements. The sanitaryware, fittings, and plumbing will be composed of 1st class imported products.
An electrical control infrastructure for the curtians will be installed in the living areas and 1st floor bedrooms. The canopies. Vertical and horizontal shading screens, and awnings have been designed using timber lamellas and steel structures.
The main heating system will be an air-sourced heat pump, and heating will be provided by an underfloor heater and fancoil. The fancoil units will also be used for cooling.
The electrical installations have been designd using materials in coordance with TSE and EN standarts. Installation will be carried out according to earthing regulations and standarts. Panels will contain residual current circuit breakers fort he purpose of protecting human life and preveting fire. There will be a fire detection system in the villas.
Telephone / TV / Internet Installations
Telephone, TV, and data sockets will be fitted in the living areas and bedrooms. Each villa will contain tlephone and internet infrastructure. The infrastructure for two external tlephones will beinstalled. TV installations will be operated using a satellite system.
The automation system to be installed in the villas will be controled via a touch-screen mounted at the villa entrances, and can also be controled remotely using a tablet or smart phone. The heating and cooling systems, villa’s interior lighting and curtains will be controlled using the automation system. The intercom system will also be connected to the automation system. The facility management’s general announcements or private announcements to the villa owner can also be sent via this system.
Swimming Pools, Ponds, Jacuzzis
The swimming pools will have different dimensions according to the type of villa and will be heated. The pools, which will have natural stone tile finishing will be delivered with all lighting, ladders and accessories, etc. completed and ready to operate according to the project. The filtration, disinfection and water treatment of the swimming pools will be managed by an aotomatic measurement and cotrol system.
3 storey Open Terrace villas will have a Jacuzzi (whirlpool) for 4 people on the 1st floor terrace. The vegetation in the ponds situated at the villa entrances and surroundings will be in pots. Natural stone will be used fort he finishing or the ponds.
The gardens will be for the private use of the villa owners and separated from each other using structural and landscaping elements. General maintenance of all he gardens will be carried out by the management. Plants with low water consumption will be used in the gardens. The landscape lighting system will be controlled both by the villa owner and site management.
1st class decking materials will be used on sun terraces situated in the gardens. Electricity substructure will be fitted in tha cabanas.
The car parking within the site has been arranged along the driveways and in private parking lots. There will be shelters over the carparks in open areas in order to protect vehicles from the sun.
In case of power cuts, generator infrastructure will be installed with the capacity to meet all electrical needs within the facility, inclıding those within the villas.
A lighting protection system appropiate to the project will be installed throughout the site.
Fire lighting protection system appropriate on the internal roads within the site as fire safety procautions.
The site perimeter will be enclosed by walls or wire fences in concordance with the landscape. Security check points will be established in order to prevent uncontrolled entries. The site perimeter, caepark spaces, and entry points will be monitored by 24- hour CCTV system. There will be 24/7 security at the site enrty. There will also be a plate recognition system to facilitate easy Access fort he inhabitants of the site.
An intercom system will be established at the site entrance to enable communication with every house.The automation system within the house will also be used as an intercom system. Visual and voice contact between the villas, security point and visitors will be carried out via the screen. Visitors will be accepted into the site upon the visual and verbal approval of the villa owners.
There will be water tanks for personal use, watering the garden, and the fire safety systems within the site. A sea-water purification system will be established in order to provide extra capacity for watering and other usage. There will be automatically-controlled pumps to support these system.
